Repair or replace
A leak is a symptom, not a diagnosis.
Water almost never comes in where the stain shows up. It runs along the decking and down a rafter before it finds a spot to drip. That is why a repair starts with getting on the roof and tracing it back, not with looking at your ceiling and guessing.
Most of what we find is not a failed roof at all. It is a pipe boot that has split in the sun, flashing that was caulked instead of woven in, a valley that was never lapped right, or a row of shingles the wind got under. Those are repairs, and we will say so.
- AWe trace it, not guess itThe stain on the ceiling and the hole in the roof are rarely in the same place. We find the actual entry point before quoting anything.
- BRepair when repair is rightIf the roof has life left in it, a repair is the honest answer. We will tell you when it is, and we will tell you plainly when it is not.
- CFlashing done properlyPipe boots, valleys, chimneys and wall lines get flashed into the roof the right way. Caulk is a patch, not a fix.
