A roof tells you before it fails.

Curling or cupping shingles, granules piling up in the gutters, dark patches where the mat is showing through, nail heads backing out, a ridge line that is starting to look wavy. Those are a roof at the end of its life, not a roof with a problem. Once you are patching the same slope twice in two years, replacement is usually the cheaper number.

The other honest signal is age. Most three-tab roofs around here give you 15 to 20 years, architectural closer to 25 to 30. If yours is in that window and a storm just went through, get it looked at before the next one rather than after.

How long does a roof replacement take?
Most single-family homes around Chattanooga are a one to two day job once we start, weather permitting. Bigger or steeper roofs take longer, and we will tell you the honest number before we begin rather than after.
Can you go over my old shingles instead?
We do not recommend it, and we do not do it as a shortcut. An overlay hides the decking, traps heat and takes years off the new roof. Tearing off costs a little more up front and is the reason the roof lasts.
Shingle or metal, which should I pick?
Shingle is the lower up-front cost and looks right on most homes here. Metal costs more and lasts far longer. We will price both and tell you honestly which makes more sense for your house and how long you plan to stay in it.
Do you replace rotted decking?
Yes, and it is not an upsell. If the sheathing is soft it gets replaced, because new shingles nailed into bad decking will not hold. We show you what we found before we cover it up.
